Project Description: Up scale Open-air regency mall on a 145 acre site, containing 690,000 square feet of retail space with parking for approximately 3,200 cars.
Mitigation included 100 foot buffer around site and heavily landscape the site in general. Overall site layout was designed as an “L” shaped open air court yard. Two distinct districts “The Promenade and The Park” approximately 1000 linear feet and 500 linear feet long respectively. Responsibilities included development of a “streetscape” for each of these districts, including pavement pattern layout, grading and drainage; layout of planters/plant beds to facilitate seating and circulation (pedestrian and emergency vehicles) and associated details and amenities. Each district “street” had its own features, including water and entry gates. Site development included the perimeter landscape, boulevard entries, parking islands, and “green” retaining walls. Preparation of presentation materials (computer renderings), collaborative meetings with consultants, clients, and approval authorities, inspections during and after construction were all part of Mr. Demerich’s responsibilities.
